As a real estate investor it can sometimes be tough to find motivated sellers. Even with the bailout actions of the government, property values continue to fall and competition is making it challenging for investors.

If you like shooting fish in a barrel then you can thank this current economic market for making motivated sellers so available. Truth be told, there simply is not. But how do you find them?

One of the best ways I’ve found to locate motivated sellers is on the internet. As you are surely aware, there are a plethora of services that provide non-exclusive lists of motivated sellers. I’m talking about an online presence that the owner controls and has exclusive access to. Summarily, a solution owned by you that generates leads of motivated sellers.

So how do you go about implementing such a solution? Start it off with a superior website. It must go far in showing you as a serious business with sufficient capital and knowledge to solve the problems of motivated sellers. It should show that you’ve solved the problems of other motivated sellers recently. It should be convincing enough that your visitors will want to work with you and make contact with you. It must have a vehicle of allowing visitors to give you their information inlcuding details about their property.

Begin with an expert internet solution that you build yourself or hire someone to create. Alternatively, you can purchase a template and customize it. It will take some coding skills to make something from scratch or even modify a template. Unless you have a brother-in-law in the business you must have to have capital to hire someone. Your time is valuable so you should determine what it’s worth. Are you willing to make it and make yourself worth $25 an hour? Do you have time on your hands and not much money?

Convincing testimonials should also be included. Fashion your offline credibility kit to suit the online media. Actual photo-copied letters are excellent if you have them. You may also want to put some streaming audio testimonials. Nothing is more persuasive than a happy customer.

Implement compelling copy to induce your visitors to submit their information. You’ll find that Dan Kennedy is a great resource to use when constructing your copy. He’s a true pro when it comes to writing copy. If you don’t already own The Ultimate Sales Letter get it and read every page. Refer to Dan Kennedy’s book, The Ultimate Sales Letter, to write a quality call to action on each page.

Polish it off by placing lead generators throughout the site. These are forms online that your visitors fill out. The fields on the forms will capture important property and contact information. This portion requires some database programming that will attach to the fields on the form and store the data.

Once the website is up and running the last item to check off is getting visitors to it. One of the most efficient ways to do this is by using pay-per-click ads on Google. You can succeed with this by using pay-per-click advertising and search engine optimization to get traffic. Once you start receiving traffic you may find that you’ll need to tweak your copy. If your visitors aren’t turning to leads the way you would like then try rearranging or re-writing the content. I’ve found that squeeze pages work well to increase conversion rates.

Pay Per Click and Search Engine Optimization strategies will be effective in driving traffic to your site once you have a profession and effective website solution.
